Security deposits

Getting your security deposit back

When you move out, your landlord has a set time to return your deposit or send a written list of what was deducted and why. Normal wear isn’t damage, and a landlord who misses the deadline can lose the right to keep any of it. We help you write the demand, and take it to court if the letter isn’t enough.

Ways we help with deposits

  • Before you move out

A checklist of photos and a forwarding address in writing, so the landlord has no excuse.

  • A demand letter

We write to the landlord, citing the deadline and what the law says happens if it’s missed.

  • Small-claims court

If they still won’t pay, we prepare your claim and come with you to the hearing.

  • Deductions you don’t owe

Paint, carpet worn by years of living, cleaning a home left clean: we push back on each one.

Questions tenants ask us

How long does the landlord have to return it?

There is a deadline after you move out and give a forwarding address. It’s short, so tell us your move-out date when you call.

They kept it for damage I didn’t do. What can I do?

Ask for the written list of deductions. Then compare it with your move-in and move-out photos; that’s usually where the case is won.

I never got a receipt for my deposit. Am I out of luck?

No. Bank records, a lease that names the amount or a text about it can all prove what you paid.
