Questions
What renters ask us most
About the clinic
Is your help really free?
Yes, for tenants who qualify. We’re a nonprofit funded by grants and donors. We never bill clients or take a share of anything recovered.
Who can you help?
Philadelphia renters within our income limits with an eviction, repair, deposit or fair-housing problem. The details are on the Get help page.
Do you ever represent landlords?
No. We represent tenants only.
Do you speak languages other than English?
We bring in interpreters for any language at no cost to you, and volunteers at the desk speak Spanish and Cantonese.
Evictions
Can my landlord make me leave without going to court?
No. Only a court can order an eviction, and only an officer of the court can carry it out.
What if I can’t afford the back rent?
Tell us. Rental assistance, a payment agreement or a defense based on repairs can change the outcome.
Will an eviction case show up when I apply for a new place?
It can. Settling well, or having a case dismissed or sealed, makes a difference. Ask us early.
Repairs and deposits
Can I withhold rent for repairs?
Not without advice first. Done the wrong way, it can lead to an eviction. We’ll tell you the safe way for your situation.
My landlord kept my deposit. What do I do first?
Send your forwarding address in writing if you haven’t, then call us with your move-out date and any photos.
Your question isn’t here?
Ask us. A call costs nothing, and we’ll tell you honestly whether we can help.
